Josh Wohlreich and Ryan Swingruber spent decades in real estate development — and kept seeing the same gap. Millions of people were looking for a home that felt like a home: well-built, well-managed, with room to breathe and neighbors worth knowing. The traditional apartment complex wasn’t cutting it. Neither was the pressure and upkeep of homeownership.

Josh Wohlreich

Principal

Josh brings over 20 years of real estate experience to Heyday, with a background spanning development, construction management, and commercial lending. Before co-founding Heyday, he spent 14 years overseeing projects at Stoneleigh Companies and Orchard Development — from site identification and entitlement through construction and property management. That breadth of experience shapes how Heyday builds: with care for every stage of the process, and with residents always at the center.

Ryan Swingruber

Principal

Ryan has spent his career delivering best-in-class multifamily communities across the country — more than $600M in development over 20 years. His background in architecture and city planning gives Heyday a distinct edge: communities that don’t just function well, but feel right. Ryan co-founded Heyday with a precise purpose: to create housing that meets people where they are and gives them somewhere they genuinely want to be.
